A Straightforward Process for Exploring a Direct Property Sale

 

Selling a property does not always need to begin with repairs, renovations, staging, photographs, open houses, or repeated buyer showings.

Faithful Home Buying, LLC is a Harrisonburg-based real estate investment company that evaluates houses, rental properties, inherited properties, vacant homes, land, and other real estate opportunities.

Our primary focus is Harrisonburg, Rockingham County, and the Shenandoah Valley. On a case-by-case basis, we may also consider properties in other parts of Virginia, other states, and other countries.

Every property and situation is different. Our process begins by learning about the property, understanding what the owner is trying to accomplish, and determining whether Faithful Home Buying may be able to provide a purchase option.

Step 1: Tell Us About the Property

The process begins with a conversation. You can call, text, email, or submit information through our property form.

We will usually ask for basic information such as:

• the property address
• the type of property
• whether the property is occupied, rented, or vacant
• the general condition of the property
• known repairs or problems
• your preferred timeline
• what is making you consider selling
• any other information you believe may be important

You do not need to have every answer before contacting us. You also do not need to repair, clean, renovate, or prepare the property before the first conversation.

Step 2: We Review the Property and Available Information

After learning about the property, we begin our initial review.

Depending on the situation, we may look at information such as:

• property records
• ownership information
• tax assessment information
• recent sales and market activity
• property location
• lot size
• zoning information when relevant
• estimated repair or renovation needs
• photographs or videos provided by the owner
• rental information when applicable
• publicly available property information
• other details that may affect the opportunity

This initial review helps us decide whether the property appears to be something Faithful Home Buying should continue evaluating.

Step 3: In Most Cases, We Will Ask to See the Property

In most situations, Faithful Home Buying will ask to see the property in person before a final offer can be given. Seeing the property allows us to better understand:

• the overall condition
• repair and renovation needs
• layout and functionality
• visible damage
• deferred maintenance
• access issues
• personal property remaining in the home
• exterior condition
• surrounding property conditions
• other property-specific factors

The property visit is not intended to be a traditional buyer showing. You generally do not need to stage the property or make it look perfect for us. We want to see the property as it actually exists. An in-person visit does not obligate you to sell, and it does not obligate Faithful Home Buying to make an offer. In some circumstances, we may be able to begin evaluating a property using photographs, videos, inspection reports, repair estimates, public records, or other information before visiting in person.

Step 4: We Evaluate Whether the Property Makes Sense for Us

After reviewing the available information and, in most cases, seeing the property, we evaluate whether the opportunity fits our current investment criteria.

We may consider factors including:

• purchase price
• property condition
• estimated repairs
• location
• market conditions
• property type
• potential use
• financing options
• resale potential
• rental potential
• holding costs
• construction or renovation needs
• title and ownership considerations
• transaction timing
• available partners or investors
• other risks and opportunities related to the property

We do not believe that every property is automatically a good investment simply because it can be purchased.​ We also do not make an offer on every property submitted to us. If the property appears to be a potential fit, we will determine whether we can present a purchase option.

 

Step 5: We Discuss the Purchase Option

If Faithful Home Buying determines that the property may fit our acquisition criteria, we can discuss a possible purchase structure with you.​ Every transaction is different.

Depending on the property and circumstances, Faithful Home Buying may:

 

• purchase and take title directly
• purchase through an affiliated or related entity
• purchase with financing
• acquire the property with a partner or investors
• use cash, credit, transitional lending, a HELOC, hard money financing, partner capital, investor capital, or a combination of funding sources
• assign contractual rights to a preferred investor or other qualified purchaser when permitted by the purchase agreement and applicable law

The specific structure can vary from one transaction to another.​ You are not required to accept an offer.​ You should review the terms carefully and ask questions before entering into a purchase agreement.​ When appropriate, you may also wish to seek independent legal, tax, financial, or other professional advice.

Step 6: You Decide Whether the Option Fits Your Situation

A direct sale is not the right solution for every property owner.

Some owners may be better served by exposing a property to the broader market through a traditional real estate listing.

Others may value convenience, privacy, the ability to sell in the property's current condition, reduced preparation, less disruption, flexible timing, avoiding repeated buyer showings, or a more direct transaction process.

A direct investor offer may be lower than the potential retail price that could be achieved through broader market exposure.

The tradeoff may involve the property's condition, repairs, timing, privacy, convenience, preparation, flexibility, or other transaction terms.

Our goal is not to pretend that one method is best for everyone.​ The question is whether the option available fits your particular property and priorities.

Step 7: Contract and Due Diligence

If we reach an agreement, the transaction moves forward under a written purchase agreement.​ The agreement controls the rights and responsibilities of the parties.

Depending on the transaction, the process may include:

• additional property review
• title research
• lien research
• ownership verification
• estate or probate documentation
• financing requirements
• lender requirements
• inspections or contractor evaluations
• surveys or zoning research
• review by attorneys, title professionals, or closing professionals
• other due diligence appropriate for the specific property

Every transaction is different.

Some properties are relatively straightforward. Others may involve ownership questions, estates, liens, title issues, tenants, legal proceedings, financing, property damage, or other matters that require additional work.

Step 8: Title Work and Closing

Once the transaction is ready to move forward, the appropriate title and closing process begins.​ The exact closing process depends on the property and transaction.

Closing timing may be affected by factors such as:

• clear title
• liens
• ownership questions
• estate or probate matters
• court requirements
• financing
• lender requirements
• documentation
• contract terms
• closing company requirements
• other transaction-specific circumstances

We will discuss the owner's preferred timing and communicate about what appears realistic for the particular transaction.​ No specific closing timeline is guaranteed unless it is established in the written agreement.

We cannot solve every real estate problem, but we are willing to listen and determine whether purchasing the property may be a realistic option.

Clear Roles

Faithful Home Buying, LLC is a real estate investment company.

Founder Derek Chaudhuri began Faithful Home Buying in 2014 and later became a licensed Virginia real estate professional in June 2020. Derek currently works as a REALTOR® with Kline May Realty.

Faithful Home Buying's investment and acquisition activities are separate from Derek's brokerage activities through Kline May Realty.

When Faithful Home Buying or another properly disclosed entity in which Derek has an ownership interest is evaluating or acquiring property for investment purposes, the purchasing party is acting for its own business interests and not as the property owner's real estate representative unless a separate written brokerage relationship has been established. Appropriate transaction-specific disclosures will be provided when required.

Frequently Asked Questions About the Process

What Types of Properties Do We Consider?

Faithful Home Buying considers a variety of real estate opportunities, including houses needing repairs, vacant properties, inherited properties, rental and investment properties, land, building opportunities, and properties with unusual or complicated situations.

Do I need to repair or clean the property before you visit?

No. We want to understand the property as it currently exists.

You generally do not need to renovate, paint, stage, or completely clean the property before contacting us or before an initial property visit.

Will you make an offer without seeing the property?

In most cases, we will ask to see the property before giving a final offer. In some situations, we may be able to begin an evaluation using photographs, videos, inspection reports, repair estimates, public records, or other available information.

The process depends on the specific property.

Do you only buy houses in Harrisonburg?

No. Our primary focus is Harrisonburg, Rockingham County, and the Shenandoah Valley.

On a case-by-case basis, we may consider properties in other areas of Virginia, other states, and other countries.

 

Do you always pay entirely with cash?

No. Real estate investments can be funded and structured in several ways.

Depending on the transaction, we may use cash, available company funds, credit, lines of credit, HELOCs, transitional lending, hard money financing, conventional financing, partners, investors, or combinations of funding sources.

Could my contract be assigned to another investor?

Possibly. In some transactions, Faithful Home Buying may assign its contractual rights to a preferred investor or other qualified purchaser when permitted by the purchase agreement and applicable law. Not every transaction is assigned.

Will you buy every property submitted?

No. We evaluate each property individually and determine whether it fits our current acquisition criteria.

Is there a fee to tell you about my property?

No. There is no charge simply to tell us about a property and determine whether we are interested in evaluating it.

Am I required to accept an offer?

No. You can review the terms and decide whether the option is right for you.
