Faithful Home Buying, LLC evaluates properties for potential purchase and other real estate investment opportunities.
Depending on the specific property and transaction, Faithful Home Buying may:
• purchase and take title to a property directly
• purchase through an affiliated or related entity
• acquire a property with a partner or investors
• use outside financing to complete a purchase
• enter into a joint venture or other business arrangement related to an acquisition
• assign its contractual interest in a purchase agreement to a preferred investor or other qualified purchaser when permitted by the purchase agreement and applicable law
When Faithful Home Buying enters into a purchase agreement for investment purposes, it is acting for its own business and investment interests and not as the property owner's representative unless a separate written brokerage relationship has been established.
The company does not represent that every property submitted will be purchased directly by Faithful Home Buying, LLC or that every transaction will use the same ownership, financing, partnership, or closing structure.
No property owner is obligated to accept an offer or enter into a purchase agreement with Faithful Home Buying.
Property Review and In-Person Visits
Faithful Home Buying evaluates every property and situation individually. In most cases, we will ask to see the property in person before a final offer can be provided. Seeing the property allows us to better understand its condition, repair needs, layout, location, occupancy status, and other factors that may affect our evaluation.
An in-person visit does not obligate the property owner to sell the property, and it does not obligate Faithful Home Buying to make an offer.
In certain situations, we may be able to begin evaluating a property using photographs, videos, inspection reports, repair estimates, public records, conversations with the owner, or other available information. Depending on the circumstances, we may provide a preliminary indication of interest or discuss possible terms before visiting the property.
However, unless otherwise agreed in writing, preliminary conversations, estimates, opinions, or indications of interest should not be considered a final offer or guarantee of purchase.
Faithful Home Buying reserves the right to request access to a property and to conduct appropriate due diligence before entering into a purchase agreement or before completing a transaction.

An inquiry about a property outside our primary service area does not guarantee that Faithful Home Buying will make an offer or participate in the transaction.
When evaluating opportunities outside Virginia or outside the United States, Faithful Home Buying may work with local real estate professionals, attorneys, lenders, investors, partners, consultants, contractors, or other appropriate professionals.
How We Purchase and Fund Properties
Faithful Home Buying evaluates each property and transaction individually.
Real estate acquisitions can be structured and funded in different ways depending on the property, purchase price, condition, intended use, timing, available capital, and overall investment strategy.
Faithful Home Buying may purchase or finance real estate using one or a combination of methods, including:
• cash or available company funds
• personal or business credit
• lines of credit
• home equity lines of credit, commonly known as HELOCs
• short-term or transitional lending
• hard money lenders or other asset-based lenders
• conventional or other institutional financing
• business partners
• joint-venture partners
• private investors
• other investment relationships
• other lawful sources of capital or combinations of funding sources
The source and structure of funds may vary from one transaction to another.

Derek Chaudhuri's Real Estate License and Brokerage Relationship
Derek Chaudhuri is the founder of Faithful Home Buying, LLC. Derek founded Faithful Home Buying in 2014 as a real estate investment company. He later became a licensed Virginia real estate professional in June 2020 and currently works as a REALTOR® with Kline May Realty in Harrisonburg, Virginia.
Faithful Home Buying, LLC and Kline May Realty are separate businesses.
Faithful Home Buying's property acquisition and investment activities are separate from Derek's real estate brokerage activities conducted through Kline May Realty.
When Derek, Faithful Home Buying, LLC, or another entity in which Derek has an ownership interest is acquiring or attempting to acquire a particular property, Faithful Home Buying and Derek are acting for their own business and investment interests and not as the property owner's real estate representative unless a separate written brokerage relationship has been established.
